If you’re planning to sell your house, CALL Sam Inman. My husband had recently passed away, and this was the first time on my own. The whole process was pleasant, not stressful. From our introduction, she was thoroughly prepared and had come with neighborhood comps, etc.
Her pictures for the internet and newspaper were excellent and really showcased the home. Sam also hires a professional photographer and drone/aerial photographer as well. Any questions you may have are answered promptly, and her follow-up with brokers showing the house was very timely, either by e-mail or telephone. She knows the business, is passionate about the industry, and is a joy to work with; never any pressure whatsoever. We met Sam Inman over 10 years ago. At that time we wanted her to keep us up to date on the real estate market conditions in our area. We had moved from Seattle area after our retirement and purchased a new home in Post Falls. We knew in the future we would move back to the Seattle area to be closer to our family. During this time she keep us informed weekly of the real estate market and was there for us on any questions.
This summer in June we decided to make our move back to Western Washington and found a ideal location in the Hood Canal area. We contacted Sam of our intentions and she did a excellent job of getting our home in Post Falls ready for listing on the market. Within the week we had several offers on our home and she did an excellent job on going over the offers and how we should do a counter offer. We felt we confident with her suggestions. Within the week we accepted one of the offers and we were very pleased in how she handled all the paper work and keeping us up to date with the selling of our home. She even had to handle a lot of the paper work on the computer because of us being out of town on several occasions.
The closing was handled very professional and complete with her having the paper work done 3 days ahead of the scheduled closing date. She was there with us for any questions on closing date at the escrow office. She is a amazing person that we would recommend to anyone who is selling their home. It was a wonderful experience to have her as our agent for selling our home and not have a worry that we would have any problems. She was GREAT and would have Sam sell our home again anytime.

When we finally decided to part with our beautiful home in Hayden, we contacted Sam Inman to assist us with the marketing.
Our home was large (over 4000 sq ft) and had a 1200 sq ft finished shop. It was overlooking Hayden Lake with a short trail down to the marina. At the time, homes like ours with high end finishes were still slow to sell however, Sam’s extensive marketing skills and tools were paramount in getting our home sold, rapidly, and for very close to our listed price. To assist you in selecting a Real Estate professional to represent you, we would be happy to share with you our experience with Sam Inman.
After having our house listed for a year without an offer we decided to list our home with Sam. Immediately we noticed an increase in the frequency of showings, after which Sam always relayed any feedback to us rather than leave us wondering how things went.
To our delight, after only three months, we received a full price offer in a market that, as you probably know, is pretty tough. Although it is impossible to know all of the factors that contributed to that success, we believe some major factors are directly related to Sam’s skillful, aggressive approach to real estate sales. For example:
Sam’s Internet Marketing Skills: This area was of particular importance to us since so many people use the internet as a research tool. Sam’s web site presentations are very attractive. We preferred her photos and property descriptions over other agent’s. This may have been instrumental in the sale of our home since our buyer was “out of state”. Her advertisements in our local publications are attractive as well.
Sam’s knowledge of the Real Estate Market: When I interviewed Sam I asked her to provide me with her suggested list price, what we could expect to receive, and what we could expect to net after all associated costs. We ended up within a few thousand dollars of her estimation and the variance was actually in our favor!
Sam’s Communication and Negotiating Abilities: After conversing with Sam via telephone and later interviewing her in person, she proved to be articulate, poised, and persuasive. Although I didn’t personally witness her negotiate with the buying agent for our home, she came back to us with a full price offer (We had to pay the buyer’s closing costs) All of this happened in a neighborhood where other homes were not selling. In fact, at least two of our neighbors listed with her after our success!
Sam’s Professionalism: Her skill, competence, and character all met our high expectations. Our home, like most people’s, is one of our greatest investments. Because of this, we had many questions and concerns about many issues. Sam promptly and patiently explained the answers to all of our questions. In all of our dealings with Sam, she proved to be thoughtful, calm and collected, never putting her interests in closing a deal before our interest in making sound decisions. She was always punctual, organized, and diligent about keeping us informed which smoothed the sales process from our initial consultation with her throughout the entire escrow process.

We are pleased to communicate to others the professional and results-oriented service we received from Sam Inman during the analysis, marketing, and sale of our home.
We selected Sam as one of three realtor candidates who were interviewed prior to making a realtor selection. Sam’s competition was two other very prominent and successful realtors in the area. We selected Sam because she was the only realtor who articulated a plan in writing, and other actions she would take in order to sell our home, during what was an awful economic and real estate climate in mid 2009. Sam’s plan included marketing, sales, advertising, and communication/follow-up components. She also responded in writing with her plan within 24 hours. The two other realtors were not able to articulate a plan in writing, and basically relied heavily on their name and prior success. Sam also displayed key personality characteristics that really impressed us. She had drive, excitement, passion, energy, and confidence that she could sell our home, even in an extremely tough market.
Sam followed through on every aspect of her plan. We found her to be very responsive to questions, and ideas and suggestions. We also felt like Sam was representing our best interest. We received two offers immediately. The first offer fell through as the buyers changed their mind. When we received the second offer shortly thereafter, and we felt the buyers were beginning to take advantage of the market, to the point that we perceived them as “playing games”, Sam respected our decision to back out of the negotiations and explained our feelings to the buyers’ agent. The buyers came back within two days and accepted our original counter offer. The result was the sale of our home in a price range that was selling slowly, or simply not selling at all. Our home ended up selling in only one month in one of the slowest real estate market periods!

If you are reading this letter it is probably because you are considering Sam Inman as a realtor. Although the real estate market in the great Coeur d’Alene area was depressed, we asked Sam to list our house in January, 2009, after interviewing several potential agents from the area. She carefully explained to us the market conditions and her expectations and marketing strategies. Two weeks later, our house sold at near the asking price.
